Tips for Presenting Your Property
Get rid of that Clutter
Ensure that clothes lying around and all the kids toys are packed away and that surfaces are as clear as they can be, you'd be amazed how much more spacious your home feels. In the past we had buyers that have dismissed a house for simply being too small, only to go on and buy an identical house because of the spacious feel.
A good old fashioned clean
A clean home makes buyers feel like the property is cared for and again gives a good first impression. When showing potential buyers around feel free to ask buyers to remove their shoes as this again shows you care for your home.
Finish those little outstanding DIY jobs When your property is on the market it should be presented to it full potential. A simple issue such as a missing bathroom or kitchen tile can have a huge impact and can have buyers over estimating repair costs - this could be reflected if an offer is made!
Pets
You love your pets, unfortunately most buyers will not!! There are few things as off putting as a barking dog jumping up to greet you. Always keep pets under control or better still have someone take them out whilst viewers are visiting. Try to ensure there are no doggy odours as this to is a big turn off for buyers. The same goes for pets such as hamsters and fish make sure their habitats have been cleaned prior to viewings.
Give each room a purpose
With many buyers spending less time viewing a house than they would when buying a pair of shoes, it is important they can visualise where their furniture would fit and how they would live in the property.
Lighting
Lighting is very important especially in those dark winter months, have lights turned on during viewings, it makes a house feel not only brighter but warmer and more spacious.
